Occupancy:

All rooms have a max occupancy of two (2) guests.

Children:

The Lodge was designed for couples ages 18 and up.

Non-Smoking Policy:

Our property is completely non-smoking — that includes the Lodge and all outside spaces. A $250 cleaning fee will be assessed to clean the Lodge should this policy be disregarded and you will be asked to leave immediately. Smoking guests are advised to book alternative properties as we do enforce this policy.

Pets:

We have a no pet policy. You will be assessed a $250 cleaning fee if this policy is disregarded and you will be asked to leave the Lodge immediately. We do have our own dogs, two yellow Labs named Rocket (born April 2006) named Remi (born October 2007). They are never allowed in any guest rooms.

Hot Tub & Pool Room:

The hot tub is open year round (pending any repairs). To ensure that all of our guests can sleep in and also have a quiet evening, the hot tub and poolroom are open from 10am to 10pm.

Deposits:

To guarantee your reservation, your credit card will be charged a 50% deposit. One-night reservations are charged the full nightly rate as a deposit. For reservations made within 14 days of the arrival date, 100% prepayment is required.

There is a two-night minimum on most weekends. There may be times when the minimum stay requirement can be waived – please call the Lodge to inquire.

Cancellations:

Due to our small size, cancellations greatly affect us. Therefore, cancellations made more than 14 days before your arrival date will receive a refund, less $25 per room. For cancellations made within the 14-day period, we will do our best to rebook your room. If we cannot, then you will be responsible for the entire reservation. No-shows and early departures will be charged for the full reservation. Shortening of your reservation during the cancellation period is considered a cancellation of that night(s) and the regular cancellation policy applies. Full Lodge rentals require 45 days cancellation notice and have a $200 cancellation fee. Due to the difficulty in rebooking rooms at the last minute, it is necessary for us to enforce this policy. If you have any concerns about having to cancel, we recommend you purchase travel insurance. Thank you for your understanding.

Credit Cards:

Visa, MasterCard, American Express, Discover and Traveler’s Checks are accepted.

Rates:

All rates are subject to an 9% New Hampshire Meals and Rooms Tax. Rates are subject to change without notice but will not affect existing reservations.

Check In:

Check-in is from 3:00 to 7:00 p.m. (between 7:00-9:00 p.m. by prior arrangement only, no check-ins after 9:00 p.m.) so please plan your travel time accordingly – we do not have a staff available to wait up for late arrivals. We scheduled our appointments and run all errands such as food shopping between 1:00 p.m. and 3:00 p.m., as well as conduct any elopement ceremonies during that time so we do not do early check-ins and appreciate your cooperation in arriving after 3:00 p.m.

Check Out:

Checkout is 11:00 a.m. We value each of you as guests and need four hours to clean and prepare the Lodge for our next guests. Late checkout fees will be assessed after 11:15 a.m.

Damage & Candles:

No open flames or candles are allowed at the Lodge. We have provided three flickering candles in each room for guest use. NO MASSAGE OILS CONTAINING GRAPESEED OIL are allowed to be used as they permanently stain the sheets. If damage is caused to the room, furniture or linens, it will be documented and the amount to repair the damage will be charged to the card on file.
